Reserving the property
Once you have decided on a property we will commence our referencing procedure. A deposit will be required to hold the property.
Assuming the tenancy goes ahead, this will be deducted from the monies due before you move in. If the Landlord declines to grant the tenancy normally it will be refunded. However, the holding fee will be forfeited if you decide not to proceed for any reason or if you fail to provide a complete and accurate application.

As a minimum we will require satisfactory references including a financial reference, confirmation of your employment, and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor.

Rents are quoted calendar monthly and payable monthly in advance. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order.

A security deposit of a minimum of one month’s rental will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection Scheme regulations. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent unless agreed by the landlord.

Agency Fees are £150 per property. (Payable upon application). Guarantor fee of £15 if required this is to cover the cost of administration fees of referencing checking and drawing up contracts.

Pets maybe considered in some of our properties, however at the end of your tenancy it is company policy that the property is professionally fumigated against fleas and the floor covering throughout are professionally cleaned and neutralised.

In some cases Landlords may require extra bond monies.
